Agents notes: All these farms are electric, and all but one tract is pivot irrigated. They all have good access from well-maintained gravel roads and are close to local markets. You rarely get a chance to own such nice, turnkey operations in proximity to each other.
The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid.

Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will assist buyers with registering to bid online. You do not have to be present to bid online, but you must be available by phone.
BIDDING PROCESS: You may place bids on this farm for 14 days beginning October 26, 2023, and ending November 9, 2023, at 10:00 a.m. This online auction features bidding extensions. If a bid is received on any tract within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so please register on bigiron.com at least 24 hours prior to the auction close or call 800-887-8625 for assistance.
Tract 3: 160+/- Acres
Description: This farm has two electric wells; one is to the south by the gravel road and the other by the pivot point. Part of the south side of this farm is gravity irrigated. The farm is in beans this season. The 8-tower Zimmatic pivot waters the north portion but does a full circle. The pivot point was positioned to water approximately 22 acres of the neighbor to the north’s ground. This is a verbal arrangement. The tenant also waters approximately 15 acres of the neighbor’s gravity to the east. Again, a verbal arrangement. Chemigation pumps belong to the tenant and are not part of the sale. There are 150.69 certified irrigated acres with this farm, according to the Central Platte NRD.
