    Tract #3:  The Van Pelt’s “Residence” consists of 40.31 acres

    Description:  The Van Pelt’s current residence was built in 1957 and is in excellent condition. It has an attached garage with a cement floor and an automatic overhead door opener. There are 2 bedrooms upstairs and 2 rooms downstairs, also used as bedrooms without egress windows. There is 1 bathroom on the main floor with a walk-in shower. The home features a lovely kitchen with a dinette eating area. There is a large dining room to the west of the kitchen.

    A hallway leads to the two main floor bedrooms and the main floor bath. The main floor bedroom has a closet. There is a linen closet in the master bedroom. 

    There is a vast living room with a fireplace insert, a large picture window to the east, and a nice window to the west with a beautiful ornate back wall nicely accented in brick. The house and a stock tank are on the same water well. The propane tank is included.

    There are three outbuildings included with the residence.  #1 is a large shop with metal siding, a roof, a cement floor, and an automatic overhead door. #2 is a 24' x 36' barn with metal siding and roof, continuous metal corrals, and a large water tank.     Legacy of the Ranch:  This Historic 130+ Year Van Pelt Ranch was established in 1887 by Siblings –William, Sarah, and Cyrus Van Pelt. For the last 67+ years, it has been operated and managed by George and Kathleen Van Pelt. Some may remember the "Monkey Ranch," which was owned by the Van Pelt family for 44 years but was sold in 2006 and is NOT a part of this offering. This offering has very productive soils, and many parcels of the ranch have a history of cropland, but in the late 1990s, it was all sowed back to warm and cool season grasses to be less labor intensive. Numerous parcels of this ranch could be converted to cropland. The ranch also has a "Tree Claim" history from the late1800's. George said that in an average year, he ran 600 yearlings, but with all the rain in 2023, he said he could have run 1,000 or more. The grass is in good shape for the 2024 growing season and is ready to use. The two large tracts, along with the "Family Residence," which is tract #3, would work well "separately" or "together" as one large ranch of 5058.36+/- acres as it is currently being managed.
