    Tract # 4: 160+/- Acres

    Description: This is a pivot irrigated quarter with a Valley 10-tower pivot. This well was drilled new in 1979 and sits in the center of the quarter. The pivot, well, pump, and gearhead were all new in 1979. It has steel galvanized drop nozzles. The Cummins diesel engine was new in 2014 and sells with the farm. The pivot makes a full circle. The corners are all in grass and are currently being hayed. A 1,000-gallon diesel tank will be sold with the farm, and a new 2500-gallon fertilizer tank will be provided at closing.


    The bidding increments will be $50/acre. The final sale price will be calculated per acre basis times the highest bid received on each tract.

Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will assist buyers with registering to bid online. You do not have to be present to bid online, but you must be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning February 22, 2024, and ending March 7, 2024, at 10:00 a.m. CST. This unreserved online auction features bidding extensions. The closing times will be automatically extended when any of the coupled tracts receive a bid in the last 5 minutes and close simultaneously when none of the tracts receive a bid for 5 minutes. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24hours before the auction closes or call 800-887-8625 for assistance.


    Agents Comments: The Rudolph family has been in the Spalding area since 1934. They will be selling over 1,120 acres of mostly pivot irrigated farmland. The irrigation wells produce tremendously good water. Many of the pivots are nozzled at 900 gallons per minute. Most of the land has been in a corn/soybean rotation. The Rudolph family is on the waiting list with Cornhusker to convert four wells to electricity. Make plans to add one or multiple tracts of this once-in-a-lifetime land offering to your farming operation. This land is for sale in an area where land seldom comes up for sale. The area has good markets, including 2 feed yards at 5 miles. The land is in 6 different irrigated tracts. They will not be tied together. All the pivots have chemigation and fertilization valves. They all have Nelson SR100 end guns with booster pumps. All pivots except the 3 tower valley pivot have Nelson slow rotator sprinklers. All full and ¾ circle pivots have AgSense pivot controllers and monitors.
