    Tract 1: 156.72+/- acres 

    Description: This tract of 156.72 acres has 121.52 acres of pivot irrigated cropland and 35.2 acres of grass and native vegetation in the corners. The 121.52 acres of irrigated land is planted to 4-year-old alfalfa producing 8 tons of alfalfa per year that’s sold to local buyers. The land is cash leased through December 31, 2025, for $155 per irrigated acre and $30 per dryland acre. The cash lease totals $19,966.00 per year for an average of $127.40 per acre.  The first half ($9,983.00) was paid 1-15-25; the second half ($9,983.00) will be paid 11-15-25 to the buyer.  A $127.40 per acre cash rent is equivalent to a 4% annual return on $3,185 per acre land. Per the cash lease agreement, the tenant must be given written notice 30 days prior to the lease termination date of December 31, 2025, or the lease continues for another year. 

     

    There are two water rights on this quarter: #42399 priority date 8-2-1996, and #43153 priority date 1-22-1998. The two water rights have a combined authorized quantity of 250-acre feet with an authorized pumping rate of 1,085 gallons per minute (gpm). The well is capable of pumping 1,000 to 1,200 gpm. Soils are Dalhart Loamy Fine Sand of 137.21 acres 3-8% slopes and 19.51 acres 3-5% slopes, rolling sandy soil.

                                                                                     

    It has a 7 tower 1998 Valley pivot irrigation system with drops nozzled at 700 gpm. It has a 342 Caterpillar 180 hp natural gas engine. The engine runs on well head natural gas from a gas well near the center of the quarter. This gas is frequently mixed with propane from a 500-gallon tank.

     

    An irrigation water ‘place of use overlap’ exists between tract #1 & tract #2. The irrigation systems on tract #1 and tract #2 are tied together with underground pipe. Water can be diverted from either well to the other when needed.

     

    The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid.
