     ONLINE AUCTION

    July 24, 2025

    Bidding opens July 10, 2025, and ends July 24, 2024, at 10:00 a.m. Central

    Tract 1: 159.47+/- Acres

Grazing Opportunity – 2 Tracts of Pasture with Immediate Possession

Don’t miss this excellent opportunity to purchase two tracts of pasture ground, with immediate possession for grazing. Both tracts offer solid access, functional infrastructure, and potential for future development.

    Property Highlights:

    ·         Immediate Grazing Possession – Ready for your livestock

    • Access: Both tracts are situated on a well-maintained gravel road
    • Convenient Location: Just 3 miles from HWY 22 and 6½ miles from HWY 56
    • Water: A submersible well on tract 2 supplies water to both tracts
      • Note: If tracts are sold separately, tract 1 will not have access to well water. There is a windmill on both tracts, but they haven’t been used in many years.
    • Development Potential: Portions of the property may be suitable for future crop production

This is a great chance to secure productive grazing ground with strong upside potential. Whether you’re a cattle producer looking to expand or an investor considering future development, these tracts deserve your attention.

The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid.
