Description: This 377.17+/- acres of Reno County, KS, land sells in 4 tracts, with no combination of tracts. Seller’s mineral rights go to the buyers. Buyers receive sellers’ 40% crop share of all crops planted at the time of the auction and of all future crops planted during the term of the year-to-year verbal lease. The buyers also pay 40% of any fertilizer applied or chemical sprayed to produce crops. Buyers will succeed to sellers’ crop insurance policy on crops standing at the time of the auction and pay the premium. 2025 taxes will be prorated to the date of closing. Closing on or before September 5, 2025.
The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid.

BIDDING PROCESS: You may place bids on this land for 14 days beginning July 22, 2025. If a bid is received within five minutes of the scheduled close time on ANY tract, the bidding period is automatically extended to five minutes on ALL tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Tract 1: 80.42+/- acres
Description: This outstanding tract has 80.42 acres of farmland with 79.67 acres of cropland. This tract consists of 92.6% Prime’ soils and 7.4% are ‘Soils of Statewide Importance’ per USDA-NRCS (Natural Resources & Conservation Service).
All cropland is currently open, subject to tenants’ rights of use. The tenant intends to plant all open acres to soybeans for harvest in the fall of 2025. He further intends to plant the soybean stubble back to wheat in the fall for harvest in 2026. The buyer receives the owner’s 40% crop share of any 2025 planted soybeans and 2026 wheat crops, and pays 40% of fertilizer and spraying.
If the buyer wishes to operate the acreage, after any 2026 wheat crop, a written notice of termination must be made to the tenant 30 days prior to March 1, 2026. If no written termination notice is made, the current tenant will continue to operate the land under the current verbal lease for another year.
