Description: This 631.7+/- acres of Barton County, KS, dry farmland sells in 3 tracts, on our BigIron Realty Unreserved Online Land Auction, September 2, 2025, with no combination of tracts. The tracts are in the Harney-Crete soil association in northwest Barton County. There are 629.79 acres of ‘Prime’ Harney, Crete and Roxbury soils. These soils have a high-water holding capacity with a high natural fertility. The surface layer of these soils is friable and easily tiled. The tracts are located within 16 miles to the northwest of Hoisington, KS, near Galatia, KS, or 16 miles south and 4 miles west of Russell, KS. Selling surface rights only on these tracts with no mineral rights.
Crops produced are shared 2/3 tenant and 1/3 landowner in a verbal, year-to-year lease. The buyers of the tracts will need to give the tenants a written notice of termination 30 days prior to March 1, 2026, or the existing verbal lease continues for another year. On land planted to a 2025 fall seeded grain crop (wheat) the tenant has the right to harvest those acres in 2026. If proper notice of termination is given 30 days prior to March 1, 2026, the buyer will have full possession March 1, 2026, on land not planted to a 2025 fall seeded grain crop. The 2025 property taxes will be prorated to the date of closing. Buyers are responsible for communicating their purchases to FSA-USDA.
The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid.

BIDDING PROCESS: You may place bids on this land for 14 days beginning August 19, 2025, and ending September 2, 2025, at 11:00 am unless extended by bidding. Tract 2: 155.22+/- Acres
Description: This quarter is a half mile east of tract 1 on paved NW 190 Road. It’s 2.5 miles east of the Galatia, KS, Coop where grain is delivered. It has 98.51 acres of cropland, 52.14 acres of grass, and 4.57 acres of waterways and other uses. The soils on this tract are 100% ‘Prime’ per USDA-NRCS; the soils are Harney silt loam 1 to 3% slopes; Crete silt loam 0 to 1% slopes; and Roxbury silt loam. The 98.51 acres of cropland was planted to wheat for harvest in 2025. The sellers invested in well-designed terraces on the cropland that empty into a 3.42-acre waterway that empties into 52.14 acres of native grass. The grass has a shallow creek that drains into several holding ponds on the north side of the grass. The grass is in excellent condition. Fences around the grass are in poor condition with rock and wood posts. An electric fence inside the old fence perimeter controls grazing cattle. This is an excellent piece of land for your crop and livestock production and wildlife hunting opportunities.
