    Tract 2:  457.18+/- acres 

    Description: This 457.18 acres has 440.89 acres of cropland and 16.29 acres noncropland. The cropland is 287.83 acres of pivot irrigation; 141.65 acres dry cropland; and 11.41 acres in go back grass. The land is cash leased through December 31, 2025, for $155 per irrigated acre and $30 per dryland acre. The cash lease on this tract totals $49,686.05 for an average of $108.68 per acre. The first half ($24,843.02) was paid to the seller 1-15-25; the second half ($24,843.03) will be paid 11-15-25 to the buyer. A $108.68 per acre average cash rent is equivalent to a 4% annual return on $2,717.00 per acre land. Per the cash lease agreement, the tenant must be given written notice 30 days prior to the lease termination date of December 31, 2025, or the lease continues for another year. An 18.4-acre home site on the north side of the property belongs to a third party and does not sell.

     

    Soils are 371.87 acres Dalhart Loamy Fine Sand 3-5% slope; 57.9 acres Bigbow Loamy Fine Sand 0-3% slope; 23.09 acres Eva Loamy Fine Sand 3-8% slope; and 4.32 acres Dalhart-Eva Complex Loamy Fine Sand 3 to 8% slope. 

     

    There is one water right #41785, priority date 7-17-1995, authorizing irrigation on 280 acres with an authorized quantity of 420-acre feet at an authorized rate of 970 gpm. The well is pumping 500 gpm.  Drops are nozzled at 500 gpm. The pivot is a 12 tower T&L hydraulic drive powered by a 200 hp variable speed electric motor with panel. The irrigation well, motor, and gearhead are located approximately 300 ft east of the southwest corner of the property along the south property line.  Electricity comes from Pioneer Electric, Ulyssess, KS.

     

    As stated in the tract #1 description, an irrigation water ‘place of use overlap’ exists between tract #1 & tract #2 meaning water can be moved by underground pipe between the tracts limited to authorized acres and quantities. Buyers are responsible for verifying the accuracy of this with the Division of Water Resources (DWR), Garden City, KS, and Groundwater Management District 3 (GWMD#3) Garden City, KS.  

     

    At the time of the auction August 19, 2025, the east half of the pivot on tract #2 will be in 143.7 acres of irrigated wheat stubble. The west half of the tract #2 pivot will be planted to 144.13 acres of irrigated corn. The dryland corners are planted to 141.65 acres of dryland corn. The tenant intends to spray the wheat stubble after wheat harvest to control weeds at a cost of $20 to $25 per acre. Buyer will reimburse the tenant this expense, unless the tenant retains the lease.

     

    The tenant said his yields have been running 180 bushel on irrigated corn, and 80 bushel irrigated wheat. Grain is delivered to Skyland Grain located 6 miles south of Rolla, or 1 mile south of tract 2 on County Rd 24.
